OCCUPIED PROPERTY STAGING

Staging an occupied property pertains to the process where a staging consultant generates
a list of recommendations, and room-specific actions plans, to ready a property for sale
while incorporating existing furnishings and household features depending on the seller’s budget, and the time available prior to an Open House.

Following a thorough analysis of a property’s condition highlighted during the consultation, we will discuss varying aspects of the household maintenance that is required to prepare your occupied property for sale. These recommendations may include:

  • Maintenance, cleaning, clearing, storage, organizing, repairing, replacing
    and/or painting of existing walls, flooring, household furnishings and personal items
  • Taking measurements of each room and existing household furnishings prior to sourcing any additional furniture
  • Rearranging, or removing existing furniture / artwork to improve flow, function and feel of each room
  • Discussing the potential need to source, rent, and/or purchase additional furniture, artwork, or accent pieces to improve flow, function and feel of each room
  • Updating, or improving curb appeal with cleaning, clearing, power-washing, painting, and/or contemporary landscaping techniques

VACANT PROPERTY STAGING

Vacant property staging is where a staging consultant is hiredto generate a list
of recommendations for maintenance, and room-specific action plans in order to prepare
a property for sale without the use of pre-existing household furnishings or décor. With this
in mind, staging a vacant property may include:

  • A primary focus on condition, maintenance, cleaning, clearing, storage, organizing, repairing, replacing and/or painting of existing walls, flooring, plumbing
    and structural features
  • Taking measurements of each room to determine best furnishings and accents
    for each space
  • Sourcing, renting, and/or purchasing new furniture, artwork, or accent pieces for entire property to create flow, function and feel of each room
  • Physical placement of furniture, artwork, accent pieces, and lighting to optimize aesthetic appeal
  • Updating, or improving curb appeal with cleaning, clearing, power-washing, painting, and/or contemporary landscaping techniques
